In 2025, HFI acquired 1333 Oak Lawn, a Class A office building in Dallas’s Design District, in partnership with Quadrant Investment Properties. The property was rebranded as “The Capital Design District,” or simply “The Capital.” More details are available on the property’s website.

Completed in 2024, the building is located in the heart of the Design District, directly across from the Seam (currently under construction) and within walking distance numerous restaurants. HFI intends to relocate its offices to the building and will curate intentional programming for the 9th-floor tenant lounge, designed to foster community and enhance the tenant experience. Among the amenities, a rooftop pickleball court will host tournaments and events for tenants.

The venture brings together HFI, Chad Cook and Quadrant Investment Properties, with leasing managed by Paul Wittorf and his team at Transwestern.
